Our Marketing Strategy

Our four stage marketing strategy includes:



Valuing the property:


  • The first step in preparing the value of the property is for the seller to disclose all repairs and improvements they have done, as well as any notable issues such as needed repairs or mortgage delinquency.
  • Using the information provided by the seller we will prepare a Realtor Valuation and Comparable Based Valuation. For investment properties we will also prepare an Income Based Valuation.
  • Copies of all documents such as lead paint disclosure, plot plan, condo docs, leases, etc. will be collected with the assistance of the seller.
  • We will work with the seller to select an attorney to represent them once an offer is agreed and discuss closing preferences.
  • Foreign sellers will prepare ITIN applications and we will establish power of attorney for absentee closings as needed.


Preparing the property:


  • We will perform a walkthrough of the property and complete our confidential property report.
  • Suggestions for staging the home will be provided such as securing jewelry and medications and de-cluttering rooms and closets
  • During the walk through we will make note of repairs that should be completed prior to marketing and can have contractors provide estimates of required work.
  • Where necessary, we will coordinate a pre-inspection of the property by a licensed home inspector.
  • BLP will pay for up to .25% of the sale price towards suggested repairs that are completed and we can have the work done by our contractors in order to make the process easier for the seller.


Package preparation:


  • After any agreed to work is completed we will have the home professionally cleaned.
  • Professional photographs and floor plans will be prepared.
  • Using historic and new photos we will design a brochure and postcard for mailing
  • A selection of the documents prepared will be included in the listing package such as plot plan or lead paint disclosure and loaded in to a PDF document.


Marketing preparation:


  • Marketing efforts will be coordinated so that they come to the public together.
  • Postcards will be mailed to known local investors and neighbors the week prior to online marketing efforts.
  • Email newsletters will be sent to our network of cooperating agencies and our list of active buyer clients.
  • Where permitted, signs will be posted on property.
  • Print advertising may include Globe, Herald, Boston Homes and Wicked Local.
  • Internet marketing will include:
